Colle del Sole is divided into two main areas with two main buildings each:

"Cassero" is situated at the hilltop summit, the highest point of the entire property (approx. 350m above sea level), in a panoramic and secluded position.

The building complex is developed around a central courtyard with a compact layout, featuring distinct volumes for residential and agricultural use. The entire settlement is attributable to the "Leopoldine" farmhouse typology, likely dating back to the late 18th or early 19th century—the era of the great land reforms promoted by the Grand Duchy of Tuscany.

The main farmhouse hosts three distinct residential units distributed over multiple levels. Two units have been partially renovated, while one remains in its "shell" (unfinished) state. Agricultural outbuildings include an historic barn of architectural significance in a dominant position and a warehouse, tool shed, and ancillary technical rooms. Thanks to its altitude and placement, the farmhouse enjoys an open view in all directions, overlooking toward North Siena, South toward Montalcino and Monte Amiata and East the village of Lucignano d’Asso and the Val d’Orcia (a UNESCO World Heritage site).

The second complex, "Molinello" is located at the foot of the hill along the Strada Provinciale Traversa dei Monti, in a highly accessible and strategic position for agricultural logistics. The settlement features a functional, distributed layout with a main body and a series of agricultural outbuildings arranged over a wide, level area. The whole complex which is divided into different units present different stage of renovation and condition. All agricultural outbuildings might be eligible for demolition, with the rural volumes fully recoverable for eventual reconfiguration or compatible reconstruction.

Colle del Sole covers a total agricultural area of 74 hectares in a single contiguous block, with land continuity between the two original farmhouses. The topography includes hilly areas, plains, and valley floors, offering great agronomic variety and excellent accessibility. A project is underway to plant additional specimens to reach a total of 1,000 trees, strengthening production capacity and enhancing the property's olive-growing vocation. The cultivars present are Leccino and Moraiolo, varieties historically rooted in the Sienese hills and prized for their resilience and the high quality of the oil produced. All olive trees are currently under certified organic conversion. The Montalcino-San Giovanni d’Asso area is renowned for high-quality Extra Virgin Olive Oil, favored by ideal pedoclimatic conditions: altitude, well-drained soils, excellent exposure, and significant diurnal temperature shifts. Vineyard: The estate currently has approximately 1 hectare of vineyard. A renewal project has been prepared, involving the uprooting and replanting of Sangiovese, the hallmark grape of the Montalcino territory. The new vineyard is planned for a hilly, panoramic, south-facing area with optimal conditions for sunlight and grape ripening. The renewal of the vineyard has been studied but it will have to be started by the new owner. Natural Truffle Grounds: The estate currently features approx. 0.7 hectares of officially signposted natural truffle grounds, with a further 0.3 hectares in the process of being signposted. Within the wooded areas and along the wetlands, there is roughly 1 total hectare of natural truffle ground in a mycologically active environment. The eastern border of the property follows the Asso River for a long stretch. The main truffle area is concentrated on the other side of the road.

Technical

The property is equipped with six active reservoirs, ensuring a constant water supply to support agricultural activities. A project has also been submitted for a seventh strategic reservoir with a capacity of approximately 5,000 m³, designed for sedimentation and fed by the upstream basins.
The estate is connected to electricity and has GPL tanks.

The closest villages are San Giovanni D'Asso and Torreniere, where basic amenities can be found.

Road The motorway exit closest to the property is at Bettolle (42 km) on A1-autostrada del Sole between Rome and Florence.
