Colle del Sole


A hillside estate, close to Montalcino, that includes two separate farmhouses in need of restoration, a commercial olive grove, a planned new vineyard and further private land. This is a project with huge commercial and domestic scope.


Colle del Sole (Sun Hill) is an outstanding 74-hectare agricultural estate with magnificent views over Val d’Orcia, a UNESCO World Heritage Site in Tuscany that is famous for its rolling hills, iconic cypress trees and incredible light.

The estate is divided between two connected sites and offers a rare opportunity to restore and renovate two significant traditional stone farmhouses in the heart of one of Italy’s most sought-after regions.

Cassero
Cassero sits on top of the hill at the estate’s highest point (approximately 350m above sea level), in a secluded position with panoramic views over Val d’Orcia. Approached by a private, unpaved road through hilly farmland, the farmhouse and outbuildings are arranged around a grassy courtyard.

The house and one of the barns are thought to date from the late 18th- or early 19th-century, during the Grand Duchy of Tuscany’s great land reforms. Two thirds of the main house have been partially renovated, while the remaining third has been left untouched. The outbuildings include an historic brick barn of architectural significance, an open-sided storage barn, and a tool shed.

Thanks to its commanding hilltop position, the farmhouse has incredible, uninterrupted views towards Siena in the north, to Montalcino and Monte Amiata in the south, and east towards Lucignano d’Asso and Val d’Orcia.

Molinello
Molinello, the second site, is at the bottom of the hill with excellent agricultural and commercial access to the Strada Provinciale Traversa dei Monti. Here, there is a main farmhouse and several agricultural barns and buildings, all of which are in various states of repair. The buyer is likely to be given permission to demolish the agricultural buildings and would then be eligible to build suitable replacements to the same square meterage.

This is a project with huge potential. The size and layout of the estate is suited to both commercial and private development, with various options within either framework, including:

  • The restoration of both farmhouses, resulting in two independent private villas with landscaped gardens
  • A boutique retreat featuring a limited number of high-end suites with a shared pool and landscaped gardens for the hilltop property
  • A farm-to-table restaurant and commercial olive oil production unit at the lower property

The Colle del Sole estate consists of 74 hectares of private agricultural land with the two properties included within it. Both can be easily accessed from the road and there is a private estate road that connects the two. The hilly landscape and local climate are perfect for a variety of crops, most notably olives for oil and grapes for wine. The estate offers excellent growing conditions and includes approximately 3.6 hectares of olive groves with about 780 trees currently in production. A planting project is underway to bring the total number to 1,000 trees, putting a greater emphasis on olive growing and thereby increasing olive oil production. All of the estate’s olive trees are currently being converted to certified organic status. The trees are two local varieties, Leccino and Maraiolo, prized for their resilience and the high quality of their oil. Vineyard The estate currently has approximately 1 hectare of vineyard. There are well-researched plans for a new vineyard on a south-facing slope with excellent growing conditions. This project will need to be started by the buyer and involves uprooting and replanting Sangiovese vines, the hallmark grape of the Montalcino terroir. Natural truffle grounds The estate includes a permitted truffle foraging zone of approximately 0.7 hectares, with a further 0.3 hectares to be approved for official status. The truffles are within a wooded area close to the Asso River.

There are six reservoirs on the estate ensuring a reliable agricultural water supply. Plans have been submitted for a seventh reservoir with an approximate 5,ooom2 capacity, fed by water from further upstream.
The estate is connected to mains electricity and has GPL tanks.

Direct environment

The San Giovanni d’Asso to Montalcino road runs along the bottom of the estate. There are villages nearby and the area is well serviced. Montalcino is 14km away.

Colle del Sole is in the middle of Val d’Orcia, a stunning UNESCO World Heritage Site in the Tuscan hills. Montalcino, famous for its wine, is the closest of the hilltop towns, along with Pienza, which is known for its incredible Renaissance architecture as well as its cheese. The closest villages are San Giovanni d’Asso and Torreniere, where basic amenities can be found.

Air: The nearest airports are Perugia [PEG] (100km); Florence [FLR] (114km); Pisa [PSA] (157km); Rome Ciampino [CIA] (210km); and Rome Fiumicino [FCO] (230km).

Train: There is a train station in Siena (41km) where car rental is also available.

Road:The motorway exit closest to the estate is at Bettolle (42km) on the A1 Autostrada del Sole between Rome and Florence.
