Colle del Sole

Colle del Sole (Sun Hill) is an outstanding 74-hectare agricultural estate with magnificent views over Val d’Orcia, a UNESCO World Heritage Site in Tuscany that is famous for its rolling hills, iconic cypress trees and incredible light.

Cassero
Cassero sits on top of the hill at the estate’s highest point (approximately 350m above sea level), in a secluded position with panoramic views over Val d’Orcia. Approached by a private, unpaved road through hilly farmland, the farmhouse and outbuildings are arranged around a grassy courtyard.
The house and one of the barns are thought to date from the late 18th- or early 19th-century, during the Grand Duchy of Tuscany’s great land reforms. Two thirds of the main house have been partially renovated, while the remaining third has been left untouched. The outbuildings include an historic brick barn of architectural significance, an open-sided storage barn, and a tool shed.
Thanks to its commanding hilltop position, the farmhouse has incredible, uninterrupted views towards Siena in the north, to Montalcino and Monte Amiata in the south, and east towards Lucignano d’Asso and Val d’Orcia.
Molinello
Molinello, the second site, is at the bottom of the hill with excellent agricultural and commercial access to the Strada Provinciale Traversa dei Monti. Here, there is a main farmhouse and several agricultural barns and buildings, all of which are in various states of repair. The buyer is likely to be given permission to demolish the agricultural buildings and would then be eligible to build suitable replacements to the same square meterage.
This is a project with huge potential. The size and layout of the estate is suited to both commercial and private development, with various options within either framework, including:
- The restoration of both farmhouses, resulting in two independent private villas with landscaped gardens
- A boutique retreat featuring a limited number of high-end suites with a shared pool and landscaped gardens for the hilltop property
- A farm-to-table restaurant and commercial olive oil production unit at the lower property
Colle del Sole is owned by an agricultural company which is a single-asset entity. The sale will be completed through the purchase of the company’s shares.
