Casa Vittoria

A sustainable renovation using local materials and traditional techniques has resulted in a celebration of old and new in this beautiful and spacious Umbrian farmhouse. Set within the breathtaking Umbrian landscape and yet only an hour from Rome, Casa Vittoria’s generous proportions are full of historical charm and modern comfort

From its position on a grassy knoll, Casa Vittoria has spectacular views up to the hilltop medieval town of Narni and over the rolling Umbrian landscape that surrounds it.

A former farm building that dates from the 18th century, its renovation sought to integrate the old with the new using local materials, with a careful eye on sustainability. Its renovation started in 2010 and it was ended in 2017.
The barn was completely demolished and built back from scratch presenting now a very appealing and modern flow, as well as the former pighouse which is now a double studio apartment building.
As a result, the terracotta floor tiles were made to an original design from Castel Viscardo, the walls are painted in a traditional limewash, the iron-work was forged by local artisans and the ceramic washbasins are handmade by Ripa Bianca.

The property is fully surrounded by a very well maintained park and agricultural land. Casa Vittoria is currently used as a bed and breakfast, as well as a short term rental activity. Given the setting of the estate it can be converted into a private villa, as well as continuing with the hospitality business.

Layout

Bedrooms

Five of the en-suite bedrooms are on the upper floor of the farmhouse and there is another on the ground floor.
A further en-suite double is in the independent barn where there is a ground-floor living room with a wood-burning stove and a loft-style bedroom.
Simply but stylishly decorated, the sustainability of the rooms’ design has been carefully considered with vintage furniture. Other two bedrooms are present in the small annex, and they are currently destined to staff.

Bathrooms

The old stone walls of the bathrooms are complemented by glass shower screens and high performance fixtures and fittings. The handmade terracotta washbasins are by ceramicists Ripa Bianca and the mirrors are vintage finds.
Eight bathrooms are located in the main house, two are in the annex, and the remaining two are in the barn.

Kitchen

The kitchen is a professional stainless steel affair with an eight-burner gas hob and all the gadgets and utensils required to do justice to the abundance of fresh regional ingredients. Another kitchen is present in the annex with the two bedrooms and a further kitchen is presen in the barn.

Living room

The spacious salons on the ground floor of the farmhouse are characterized by old stone walls and open fireplaces. Large arched windows allow the sun to pour in. Equally, there are lots of lounge spots in the garden and by the pool, for pure relax. Housed in the former stables with their original stone walls and a new terracotta floor handmade by local artisans, the dining room is simple yet elegant. Outside, a dining table on the terrace or under a rose-strewn pergola are prefect to enjoy the view and the warmth of the garden.

Other rooms

Within the main house is a utility room with laundry facilities. A very large garage and warehouse is located under the barn, providing plenty of space both to keep cars, but also for utilities and facilities.
