Where could possibly be cosier and more Christmassy than Posabile? This handsome stone farmhouse dates from the 16th century and sits on a wooded hillside in one of Umbria’s prettiest settings where, in winter, the vast nighttime sky is strung with stars.

The house was meticulously restored by Specialitaly a decade ago, and the team returned earlier in 2026 with exciting new designs both inside and out. We now can’t wait to welcome guests for Christmas and new year.

Fill it with up to 12 of your favourite people and get ready for a laid-back life of eating and sleeping. The five double bedrooms are all ensuite with big comfy beds and snow-white crisp linens – perfect for lie-ins or early morning stocking opening. You might want to bag the one with the copper bath.

Downstairs, there’s a chimney for Babbo Natale to make his deliveries and a kitchen that even the most reluctant cook will get excited by. If the best Christmas present is someone else to do all the cooking then we can organise a chef for a celebratory meal or for your entire stay. There’s a brand-new wood-fired pizza oven on the veranda which is guaranteed to add delicious amounts of authentic Italian sparkle

The biggest Christmas holiday indulgences are enough space for everyone and a tastefully decorated house. Posabile happily obliges on both counts. It’s warm and welcoming and, frankly, you’ll find it near impossible to leave.

In the nearby towns and villages, you’ll be met with fabulous festive cheer in the form of twinkling lights and trees, Christmas markets, inviting restaurants with delicious winter menus, nativity scenes and glorious music coming from every hilltop church. Bedrooms

There are five en suite bedrooms, all with large beds, memory-foam mattresses and top-quality bed linen.
The principal suite is a spacious, loft-style bedroom with a seating area in front of the fireplace, a freestanding copper bath, and double basins and a shower behind a half wall.
Two extra, high-quality single beds can be added on request in two of the bedrooms.

Bathrooms

All the bedrooms have en suite shower rooms with high-performance fixtures and fittings, including heated mirrors. In the principal suite the bathroom is open plan with a copper bath, while bathroom 5 also has a bath as well as a shower.

Kitchen

The spacious kitchen occupies the former barn and was hand built to a bespoke design as part of the 2026 refurbishment. There are blond wood cupboards and a wood and marble island as well as an underlit upper shelf that makes it easy to grab a plate or glass. It is expertly equipped with high-spec appliances including a large oven with five-burner gas hob, two fridge-freezers and two dishwashers. The dining area is at the entrance end of the kitchen, overlooking the living area below. The large wooden dining tables both inside and out seat ten or twelve.

Living rooms

The generous-sized living spaces that lead from one room to the next have exposed stone walls and cotto or poured concrete floors. There’s an open sitting area, and a library-style space with a large fireplace. There’s also a TV room, and a home office. Whichever room you choose to sit in, you’re guaranteed deeply comfortable seating and considered, design-led lighting.

There is a separate toilet on the ground floor and a laundry cupboard with washing machine and tumble dryer.

Two mid-week cleanings on Mondays and Thursdays and final cleaning. Linen change every Saturday for stays longer than a week.

Outside

The garden was redesigned in 2026 and includes beautiful Mediterranean planting, Corten-steel edged steps and an automatic irrigation system meaning the lawn has never looked as green. There are two heated pools: a main pool (12mx6m) and then a shallow toddler pool just next to it (3mx6m). The views over the hills towards Lake Trasimeno can be appreciated from sun loungers or from the ridiculously comfortable sofas on the veranda. The wooden yoga deck at the back of the house is a peaceful spot for sun salutations, while the new pizza oven and BBQ will be loved by every member of the party. There are electric gates to the property and parking for several cars.

Notes

There is complimentary soap, shampoo and shower gel in all the bathrooms. These are produced exclusively in Umbria according to strict bio-agricultural guidelines, using essential oils.

Activities

There are long walks and mountain-bike rides directly from the property, while beach and water-sport facilities are a short drive away at Lake Trasimeno (25 km). For golfers there is a choice of three courses: nine holes at the Lamborghini Golf Course in nearby Panicarola (16 km), or 18 holes at Golf Club Perugia in Ellera Umbra (28 km) or a little further away (44km) is Antognolla Golf Course, one of the best in Italy. Tennis is available 2km from the property and horseriding 8km away at Montegabbione.

The world-famous, annual Umbria Jazz festival takes place in the first two weeks of July. Previous artists include Diana Krall, John Legend and Lady Gaga. Piegaro (5km) is a sleepy Medieval town with a small collection of restaurants and shops – a bank, butcher, baker and green grocer, a couple of bars, a pharmacy and a church. Tavernelle de Panicale (5km) on the way to Perugia is a little larger with a greater choice, or you could head to Città della Pieve (13km) or Paciano (18km).

Travel

Air The nearest airports are: Perugia [PEG] (40km); Florence [FLR] (165km); Rome Ciampino [CIA] (175km); and Rome Fiumicino [FCO] (190km). Train The train station at Chiusi [25km] is ideal for direct journeys to Rome and Florence. There is car rental available at the station. Road The A1 motorway exits closest to the property are at Fabro (22km) for Rome and at Chiusi (25km) for Florence.
