Selvachiara

This pretty stone farmhouse in the hills near Montegabbione is full of timeless charm.

Nestled in pristine, emerald-green hills just 10km from Montegabbione, Selvachiara is a beautifully maintained, traditional stone farmhouse: the perfect turnkey property for those seeking a rural retreat in stunning countryside.

The five-hectare estate comprises fields, an olive grove, truffle grounds and Mediterranean scrub, while the 19th century farmhouse and its original outbuildings occupy a commanding position with panoramic hillside views over beautiful woodland. The property offers total privacy and is shielded from view by trees.

The main house is a traditional stone farmhouse that has been modernised while retaining its original features and architectural charm. Details include elegant brick archways that frame the doors and windows, wrought iron window grilles, terracotta floors, and exposed wooden ceiling beams with terracotta roof tiles.

The ground-floor entrance opens into generous, interconnected living and dining areas. The main living room is cosy and atmospheric with a large brick fireplace, beautiful, exposed stone walls and an arched glass door to the garden that floods the room with light. The spacious kitchen features a secondary open brick fireplace, custom wood cabinetry, a decorative tiled splashback, and room for a large family dining table. The ground floor also features a large study and a small area that can be used as a separate studio apartment.

A central staircase leads to the first floor where there are four good-sized bedrooms occupying a corner each, all with private bathrooms. There is a further bedroom under the eaves on the second floor and a traditional external set of stairs that give additional access to the first floor sitting room.

The property includes three versatile outbuildings: a rustic annex adjacent to the porch; a second nearby structure, partially renovated and equipped with a working external oven; and a third outhouse that is currently a ruin, located approximately 50 metres from the main house.

Layout

Bedrooms

The four main bedrooms are on the first floor which has a traditional layout: a square footprint with a central staircase. The rooms have cotto floors and high ceilings and each has a private bathroom and a walk-in wardrobe or a dedicated storage area. There are two further bedrooms, one in the studio apartment on the ground floor and another under the eaves on the second floor.

Bathrooms

All of the bathrooms were updated a while ago and, although done with good quality fixtures and fittings, they are a little dated.

Kitchen

The large live-in kitchen is at the heart of the property and has an open fireplace for cooking on and access to outside. It leads through to the dining room.

Living room

The large living room on the ground floor is what to expect when entering such a majestic farmhouse, masterfully converted from the property’s original stables. The second living room, present on the first floor is, on the other hand, what cosiness means. Large fireplace also here, and perfect as relax area.

Other rooms

On the first floor there is an additional room, that can be used as an office, a library or study. On the ground floor there is also a semi detached studio apartment complete with a tiny kitchen corner, a bedroom and two bathrooms. The property is completed with two annexes to be restored and that can be used to further add bedrooms, or also a separate apartment or common rooms, such a exposition hall, yoga studio, etc. The top floor features a charming mezzanine loft with an internal gallery overlooking the space below.
