Elceta

Nestled high in the rolling hills of Umbrian countryside, this expansive property offers a rare opportunity to create a bespoke dream home.

Elceta is a true dream for those seeking an agriculturare estate boasting a traditional stone farmhouse, a secondary ruined outbuilding, and hectares of private land dominated by a mature, terraced olive grove.

This property is a true restoration project, offering a blank canvas for investors or dreamers looking to craft a custom countryside retreat with unparalleled privacy and spectacular valley views.

Perched at an elevated vantage point, the property commands sweeping, uninterrupted views of the valley below stretching to Perugia, the Mount Subasio and Assisi, to name few.

The main farmhouse is a classic two-story stone build featuring a traditional terracotta tiled roof and charming green shutters. While the structure retains its authentic rustic character, it requires a comprehensive restoration to bring it up to modern living standards. The footprint offers ample space to design a generous family home or a boutique countryside villa.

The annex is located just a stone’s throw from the main house is a secondary ruined structure. While currently just a footprint of stone and brick walls with a partially intact roof, this outbuilding provides an incredible opportunity to be rebuilt into a charming guest cottage, an artist's studio, or a pool house.

The olive grove is the property's crown jewel: a sprawling, meticulously terraced olive grove that hugs the hillside. Not only does this provide ultimate privacy and a stunning evergreen landscape, but it also offers the potential for producing your own private-label olive oil.
