Casa Luccio sits in perfect seclusion surrounded by vineyards and olive groves just over ten minutes’ drive from medieval Todi.

Built on the site of a former house that had fallen into ruins, the property includes a three-bedroom main house that, along with the pool, was finished in 2012, and, off to the side, a separate two-bedroom guest house known as La Torretta that was completed three years later.

Built in a heritage style using local materials and exceptional craftsmanship, the attention to detail is exquisite. Both houses are handsome square designs of beautiful pale stone with spacious, light-filled rooms. Cotto floors and beamed ceilings inside are matched by capped chimneys and intricate roof supports outside.

Bedrooms

Five bedrooms are split across the two properties.
The three bedrooms in the main house are on the first floor and all of them have traditional cotto floors and cotto-and-beam ceilings as well as stunning views. One of them has doors that open onto an upper terrace at the back of the house. In the guesthouse, there’s a double bedroom on the first floor with doors to a roof terrace on one side and to an upper terrace on another side. The ground floor, currently living space with a kitchen corner, would make an impressive bedroom given it already has an en-suite bathroom.

Bathrooms

There’s a family shower room on the first floor of the main house and a guest toilet on the ground floor. There’s also a shower room with laundry facilities on the lower ground floor. In the guest house, there’s an en-suite shower room on the ground floor and another on the first floor.

Kitchen

The kitchen in the main house is open-plan with the sitting room. A big room with a fireplace and lots of light with doors to the garden, the kitchen itself is relatively simple with marble counters on the L-shaped units that occupy a corner of the room. There is a small wooden kitchen along one wall of the downstairs room of the guest house.

Living room

The large sitting room on the ground floor of the main house is beautifully proportioned with a brick floor, a fireplace and doors on three sides to the garden. The kitchen occupies one corner and there is plenty of space for a dining table. The ground floor of the guest house has a wood-burning stove and a small kitchen along one wall.

Other rooms

There are two storage rooms in the guest house, one of which is accessed from the garden. There is a large storage space under the pool which is useful for storing garden furniture.

Outside

Part of the wonder of Casa Luccio lies in the outdoor spaces. Electric gates lead off the small road to a gravel driveway that takes you through mature woodland and curves round to give the first magnificent view of the property. A smaller driveway branches off to the back of the guesthouse if access is required. Otherwise, there’s a gravel parking area shaded by cypress trees the perfect distance from the main house. Careful landscaping capitalises on the sloped location, and the fenced garden is laid out as separate ‘rooms’ with one space leading to the next via steps and paved or gravel paths. Both buildings have ground-floor terraces shaded by a veranda, with a traditional wood-fired pizza oven on the one in front of the main house. The guest house has a roof terrace off the upstairs bedroom. The pool, on a lower terrace, has a brick surround and magnificent views over the valley. The Casa Luccio vineyard, set away from the house, is planted with Sangiovese vines, originating from Poggio di Sotto (Brunello di Montalcino). There’s a 300-tree, DOP-approved olive grove, as well as a small woodland that will, in a few years’ time, produce truffles.

The nearest village is Montenero where there’s a beautiful private castle but no shops. However, Pesciano is just 4km away and Todi less than 12km. The property is surrounded by olive groves and vineyards where some of Italy’s most celebrated wines are produced, and you’ll find excellent local wine and olive oil tours and tastings.
