Our latest property mixes high-end modern design with age-old Umbrian charm in a magnificent setting

La Sanità was designed and built by the Specialitaly team and completed in the summer of 2026. The impressive design is informed by our years of experience working on houses that celebrate the Umbrian vernacular, and a hard-earned understanding of guests’ needs and wants. The result is an extremely comfortable and glamorous house, that bends with the seasons and with the wishes of those who stay.

A series of three spacious, connecting pitched-roof buildings point down the hillside. Built over three floors, there are three bedrooms upstairs, the kitchen, living space and two more bedrooms downstairs, and a wine cellar, a professional gym and sauna on the lower ground floor. The modern country villa aesthetic is achieved by mixing natural materials such as brick and wood with a careful edit of handcrafted furniture and high-end design and lighting from brands such as Vibia, Davide Groppi, Flos and Gervasoni. The result is seamless.

Head outside and the garden seems to spill down the hillside. On a lower terrace you’ll find a stunning pool with a harlequin-tiled bottom that lends a touch of retro glamour, and other numerous diversions, from dining and seating terraces to a pool house with a bar and kitchen, a wood-fired pizza oven and even a pétanque court. It’s all designed around comfort, elegance and ease: somewhere to indulge and have fun.

The house is in a hard-to-beat location. Guests can enjoy the private seclusion of this pretty hillside spot that looks over the Val di Chiana and to Tuscany and yet is only five minutes’ drive from Città della Pieve, a charming hilltop town.

Rooms description

Bedrooms

The property sleeps ten in five spacious en-suite double bedrooms: two on the ground floor and three on the first floor. The rooms have traditional beam and cotto ceilings, vast beds and details, such as excellent reading lights and heating and cooling systems, that make a stay both exceedingly comfortable and very easy.

Bathrooms

All the bedrooms have en-suite shower rooms with high-performance fixtures and fittings and gorgeous Cotto Etrusco tiles in rich, earthy colours.

Kitchen

The modern farmhouse kitchen is open-plan with the sitting room and has an impressively large island, a double oven and a five-ring gas hob. Natural materials such as the wood and cotto ceiling, dark wood units, and a beautiful travertino countertop give a homely warmth. Guests will find everything they need, including enough room for a chef to take over the cooking without taking over your space. It is flooded with light from the windows and doors to the terrace at one end and into the conservatory at the other. There is a second kitchen in the pool house, also with top-brand appliances, an ice machine and its own sets of plates and glasses. There’s a Green Egg BBQ on the dining terrace next to the main house and a wood-fired pizza oven by the pool house.

Living rooms

Beyond the kitchen is a pitched-roof serra, or conservatory, that is three walls of panelled, concertina-door glass which, open or closed, offer 180* views over the pool and the Umbrian countryside. A beautiful herringbone brick floor is matched by the traditional wood and cotto ceiling, with a large, wooden dining table on one side and a comfy seating area on the other. The room is a joy to be in in any season. Guests have lots of further space to relax in. There are the cosy, curved sofa by Edra and armchairs in front of the fireplace in the main living room and a spacious home office behind, as well as various seating and dining areas in the garden, including loungers by the pool all of the highest quality.

Other rooms

The pool house looks over the length of the pool with concertina doors that open out. A combination of kitchen and bar area, it's built in the same traditional architectural style as the main house. There's a traditional wood-fired pizza oven at the far end, and a marble dining table on the terrace, making it a great spot for both elegant dinners and full-on parties. On the lower-ground floor of the main house there is a gym, an electric sauna, a wine cellar and laundry room. There is a guest loo on the ground floor.

Outside

Every angle of the house and grounds has been carefully considered and there are numerous ‘rooms’ scattered around the garden. Outside the main house, there’s a shaded dining veranda that runs along the long wall of the middle building, with a green egg BBQ. The garden end of the property includes a glass-walled conservatory giving access to two outdoor lounge areas either side of the garden steps, surrounded by Mediterranean planting. These lead to a lower terrace and a magnificent pool with harlequin tiles and a beach step, surrounded by loungers. An elegant pool house with a bar and a proper kitchen, another outdoor dining terrace and a wood-fired pizza oven add a further dimension to entertaining, while a pétanque court and table tennis offer opportunities for friendly competition. A side gate provides access to walks beyond the grounds. The garden is fenced, with an electric entrance gate, gravel driveway, parking for several cars, and electric charging points. With no direct neighbours, La Sanità is private but not isolated and the pretty town of Città della Pieve is five minutes away by car.

Arrival & Departure

A minimum stay of 7 nights year-round, with arrivals and departures on Saturdays only. Check-in is from 4 pm, and check-out is by 10 am.

Leisure & Activities

Activities

There are long walks and bike rides directly from the house, while beach and watersport facilities are a short drive away at Lake Trasimeno (25km). Golfers have a choice of three courses close by: the nine-hole Golf Course Lamborghini at Panicarola (16km), the 18-hole Golf Club Perugia in Ellera Umbra (28km), or a little further away is Antognolla Golf Course (44km), one of the best in Italy. Tennis is available close by and horseriding is available in Montegabbione (11km).

The house and grounds at La Sanità are entirely private and hidden in the hills just five minutes by car from Città della Pieve - one of Italy’s prettiest hilltop towns. A small, ancient jewel with a proud artistic heritage, here you can wander the narrow streets and soak up the buzz, beauty and charm, feasting on the art and architecture and, of course, the food. The town is brought to life throughout the year by its various markets and festivals that are steeped in tradition and full of colour and vibrancy. There are numerous places of interest nearby, including; Panicale, Assisi, Perugia, and Lake Trasimeno.

Travel

Air
The nearest airports are: Perugia [PEG] (53km); Florence [FLR] (150km); Rome Ciampino [CIA] (167km); and Rome Fiumicino [FCO] (190km).

Rail
The international train station at Chiusi (22km) is ideal for direct journeys to Rome, Florence, Arezzo and Perugia. Car rental is available from this station.

Road
The A1 motorway exits closest to the property are at Fabro (22km) for Rome, and Chiusi (25km) for Florence.

To prevent any possible spread of Covid-19 and to enable you to enjoy a safe and relaxing holiday, all our villas are cleaned to the highest standard possible, and according to the latest Italian health and safety regulations.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
