Casa Farnetta is a perfect family villa with a neat aesthetic and lots of space


Casa Farnetta lies in the south of Umbria surrounded by some of the region’s loveliest towns.

A modern house, it is fresh and neat and very easy to live in - the perfect villa for an extended family or a group of friends. There are four double ensuite bedrooms, three upstairs and one on the ground floor, that are flooded with light. Downstairs, there’s plenty of living space for guests to enjoy by finding a quiet spot on their own or together round the table.

Outside, however, is where the party really starts. There’s a new, heated pool surrounded by sunloungers and parasols, and several different sitting areas cleverly placed to offer both sun and shade at different times of the day. Dine on the terrace in front of the house or head beyond the pool where you’ll find a whole other set-up including a shaded outdoor kitchen and dining table, all beautifully landscaped.

The villa’s far enough south to be much closer to Rome than Florence, and there are lots of interesting towns on the doorstep. Start with beautiful Todi, with its Renaissance frescoes, and work your way through the rest. Then return to the gentle ease of this fabulous villa.

Rooms description


Bedrooms

The property sleeps eight guests in four large ensuite double bedrooms: three on the first floor and one on the ground floor. The main bedroom is big and bright with three windows and a fireplace.

Bathrooms

All the bedrooms have top-level, ensuite shower rooms, some of which are lined with locally made ceramic tiles. There's an outdoor shower by the pool.

Kitchen

The modern, blond-wood kitchen has a picture window overlooking the pool and a door to the terrace behind the house at one end and into the dining room at the other end. Expertly equipped, you’ll find everything you need. There’s another kitchen outside with a top-of-the-range BBQ and an adjacent dining table under a pergola where you can even angle the shade.

Living rooms

The house’s main sitting room has a fireplace and comfy sofas and chairs. It’s open plan with the dining room and is flooded with light with doors out to the dining terrace. A separate TV room offers a cosy place to relax.

There’s a ground-floor guest loo, and a laundry room.

Cleaning

The property is cleaned once a week when bed linen and towels (including ones for pool use) are changed. Further cleaning can be arranged upon request.

Outside

The garden, like the house, has been purposefully designed for every member of the party. Lush lawn encircles the house, backed by a row of mature cypress trees. There are several sitting areas: one on an upper terrace behind the house, one in front of the house and one beyond the spectacular heated pool with its width-wide beach steps and pool-side loungers. Likewise, there is a shaded dining table in front of the house and a second one under a sophisticated pergola that shades the outdoor kitchen and BBQ. Both this and the outdoor shower are decorated with beautiful, local ceramic tiles. There is lots of space for everyone, with shade sails, parasols and pergolas, including for the cars.

Leisure & Activities


Activities

This is wine and olive oil country so do ask about tours and tastings nearby. There are lots of pretty walks – try Le Mole di Narni where there’s excellent climbing, too, or head for the Cascata delle Marmore, the highest waterfall in Europe built by the Romans in 271BC. Tennis, horse riding and padel are all available less than 20 minutes away and for golf, one of the best courses in Italy is at Antognolla (97km) or there’s a closer course at Terni (20km). The Tyrrhenian coast is 100km away – you could head to the Etruscan necropolis at Tarquinia or, for a fancy day out, to Porto Santo Stefano.

Happenings

Dei Dui Mondi, a music and theatre festival, takes place from mid-June to mid-July in Spoleto, while the world-famous, annual Umbria Jazz festival takes place in Perugia at the start of July (previous artists include Diana Krall, John Legend and Lady Gaga) and its winter counterpart happens over new year in Orvieto. The Todi Festival is an annual celebration of classical music - many local towns have their own iteration. Chocolate fiends should head to Perugia, the home of Baci chocolates, for the international chocolate festival in October. Please ask for details of festivals taking place during your stay.

The house is entirely private and sits in beautiful open countryside close to many of the towns that make this part of Italy so special. For food shopping and a choice of restaurants and bars, Acquasparta is just 15 minutes away. Todi is one of Umbria’s prettiest towns – an art destination that has retained its ancient charm, while Spoleto hosts a prestigious art festival, and Deruta is a must for its ceramics. Orvieto is famed for one of the most beautiful church façades in Italy and, with Viterbo, has the most extensive 13th century papal palaces to have survived. In truth, whichever direction you head in, you’ll likely find a town with a beautiful church, ancient frescos, delightful views and delicious, well-priced food.

Your villa and Covid-19


To prevent any possible spread of Covid-19 and to enable you to enjoy a safe and relaxing holiday, all our villas are cleaned to the highest standard possible, and according to the latest Italian health and safety regulations.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa
  • To guarantee cleaning and disinfection of all areas according to national authority guidelines. Further information is available on request
  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
