Carma Grande is part of an award-winning organic olive estate in a ravishingly beautiful setting with close-up views of the magnificent Cività di Bagnoregio and the surrounding limestone canyons, far from any light or noise pollution.

Carma Grande includes a main villa for six, and a two-suite guest house with a gym and spa. A few steps away from the main Villa is the estate's tasting room and a professional kitchen where cooking classes take place. There's an outdoor terrace attached, where breakfast is served which is included in the booking, as well as a dinner during your stay, plus any further meals cooked by the private chef.

There's a beautiful saltwater pool set away from the buildings on a lower terrace with exquisite views across the limestone-canyon valley.

The owner's background in one of Italy's most prominent heritage brands is reflected in the crisp interior design that has been kept refreshingly simple so as not to distract from the beauty outside. Natural materials, textures and colours are set against white walls, while huge picture windows are judiciously positioned to capture the mesmerising views.

A small part of the owners’ highly impressive modern art collection is on display in the properties, and includes works by Alberto Burri. Much of it is on the theme of nature while several pieces are a result of artists' residencies at Carma. 

The interiors have been so perfectly executed that guests are able to relax as soon as they arrive, worrying about nothing more than absorbing the enormity of the setting.

Rooms description


Bedrooms

The main house has three spacious double en-suite bedrooms, two on the ground floor and one on the second floor. Individually decorated using natural materials, they offer a serene atmosphere with contemporary artworks adding individuality and shine.
A recently built guesthouse contains two suites with spa and gym on the ground floor.

Bathrooms

The en-suite bathrooms have large walk-in showers, stone basins and luxury shower products.

Kitchen

On the ground floor of the main villa there is a big living room, a modern, expertly equipped kitchen, and a light-filled dining room seats eight at a long wooden table that gives the impression of lightly floating. The windows function as picture frames onto the staggering views and the walls are hung with contemporary artwork. The suites in the guest house have professional kitchen with living room.

Living rooms

There is air-conditioning throughout each property and lots of places to sit and lounge on design-led chairs and sofas that are large and comfy. Guests have plenty of space outside, too, to relax and dine and enjoy the panoramic views from the buildings' terraces.

Other rooms

Set 50m from the main house, the air-conditioned suite has a spacious living room with a large comfortable sofa and armchair, and a fully equipped kitchenette with a breakfast bar dining table. The large double bedroom has an en-suite, walk-in shower and luxury products for guests. The tasting room, terrace and professional kitchen are below the suite. There are two further one-bedroom apartments similarly decorated that are in a separate building above a spa and gym for guests' exclusive use.

Cleaning

Daily housekeeping is included for two hours after breakfast unless otherwise requested. There is a laundry service to be paid separately. Regular pool cleaning service and garden maintenance.

Outside

Carma Grande is surrounded by olive groves and orchards that include plum, nut, apple, lemon and pomegranate trees, and guests are welcome to help themselves to fruit in season. The three properties are for one party's exclusive use and each has its own terrace as well as space for parking. Carma Grande is perfect for those wishing to switch off and relax. The estate is a tiny, authentic eco-system run on organic lines. The saltwater pool (13m x 5m and 1.4m deep) is lined in Roman travertine and, set in the olive groves below the house, overlooks the other side of the valley. A private footpath leads up to the foot bridge across to Cività di Bagnoregio.

Notes

The Carma estate can also be booked for a group of eight under the name Carma R. Elais. Dogs are welcome and staff can even prepare a dog bed. There is one small dog who lives on the estate – he is lovely to everyone and good with other dogs. Please note that this is a working olive oil estate producing the oil of choice for lots of Italy's most prestigious restaurants. This means that during the week there will be staff walking through the olive groves. They are discreet and will not disturb guests.

Activities

The estate's award-winning olive oil is celebrated by five-star hotels and Michelin-starred restaurants and a tasting tour is a must.
We can organise yoga and massage sessions or arrange swimming, sailing and riding at Lago di Bolsena or on the Tyrrhenian coast. For golfers, you can try the nine-hole Golf Course Lamborghini at Panicarola (80km), or Antognolla Golf club, an 18-hole course and one of the best in Italy is a little further (100km).

Specials

We would be delighted to help you plan the details of your stay at Carma Grande in advance. The following are available on request: an olive oil tasting tour on the estate, regional cooking classes, nanny, driver, massage therapist, yoga instructor and tourist guide. Nothing is too much trouble for the wonderfully attentive staff at the property. There is a professional kitchen and a tasting room with its own terrace, beneath the suite, where breakfast is served daily. Staff can cook you a three-course dinner, if you wish, using produce from the estate, all served in the tasting room or on the terrace outside with its incredible views.

Happenings

The world-famous, annual Umbria Jazz Festival takes place in the first two weeks of July. Previous artists include Diana Krall, John Legend and Lady Gaga.

Cività di Bagnoregio – a medieval town perched high on a rock is just a short walk from the estate. As the name suggests, this was where kings would come to bathe in ancient times. It is hard for any description to do real justice to the extraordinary beauty of the town and its surroundings. Guests have access to a private footpath from the house to the bridge and can visit early in the morning or late in the evening, before or after the day-trippers, and marvel at the Etruscan gateway and the 7th century San Donato church in the main piazza. Go in the evening and you will be treated to aperitivi and dinner away from the hordes giving you time and space to take in the exquisite views. The property overlooks the Valle dei Calanchi in the other direction, the limestone canyons of this spectacular landscape. For those looking for a non-pool swim, Lago di Bolsena is 20km away or the smaller Lago Vivo is a very pretty, short drive away. The Tyrrhenian Sea takes just over an hour to reach, where you can visit Tarquinia’s Etruscan necropolis or the more fancy Porto Santo Stefano. Orvieto, famed for one of the most beautiful church façades in Italy, and Viterbo are close by and have the most extensive 13th century papal palaces to have survived, while the wonders of Rome and Florence are less than two hours away.

Is the villa wheelchair accessible?

Yes. Carma Grande has two ground-floor bedrooms with wheelchair access and en-suite bathrooms. This makes the villa exceptionally accessible compared to most luxury villas in Italy.

Is the pool heated and when is it open?

The pool is unheated and open between May and October.

Are pets allowed?

Pets may be welcome on request, subject to approval based on breed and size. Please contact us before booking to confirm.

Is the villa suitable for children and babies?

The estate buildings involve steps throughout. However, the main house offers step-free access to two of the bedrooms, the kitchen and the living areas, including the porch. Please contact us if you have specific requirements.

What is the minimum stay?

The villa is close to Orvieto and Bagnoregio. Civita di Bagnoregio is just a few kilometres away. Rome is approximately 1 hour by car, Florence approximately 1.5 hours.

When is the best time to visit Carma Grande?

The estate is open year-round. May to June and September to October are ideal: pleasant climate, olive harvest (October) and wine harvest (September). Summer is warm but cooler than the coast due to the elevation. Winter is quiet and atmospheric.

Who is the owner of Carma Grande, and do they welcome guests personally?

Carma Grande is privately owned by an art collector whose background in one of Italy's most prominent heritage brands is reflected in the estate's simple, carefully considered interiors. To prevent any possible spread of Covid-19 and to enable you to enjoy a safe and relaxing holiday, all our villas are cleaned to the highest standard possible, and according to the latest Italian health and safety regulations.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa
  • To guarantee cleaning and disinfection of all areas according to national authority guidelines. Further information is available on request
  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
