Podere Val d’Orcia is a delightful, renovated farmhouse set in the iconic scenery of the Tuscan countryside just outside the charming town of Sarteano and conveniently close to the Monteverdi restaurant and spa.

The house sleeps eight and is the type of place that would be equally perfect for different generations of the same family, for a couple of families, or for a group of friends. Flooded with Tuscan light, it’s a welcoming house that greets you with a stone staircase that is beautifully worn through generations of use.

The renovation has kept traditional cotto floors and beamed ceilings, while adding comfort, convenience and elegance. There’s the main living room as well as a separate sitting room, a delightful farmhouse kitchen and at least three dining tables to choose from. There’s also a gym, and a separate study with a desk in front of the window.

The four bedrooms are all upstairs with magical views across this beguiling landscape. Head outside and you can snooze by the pool, which is in its own sunken garden lined by cypress trees.

This is a place to come to when you want to be able to switch off and truly relax. It hits the rare, sweet spot between old and new, and offers comfort and indulgence to every guest. Enjoy the privacy and the vast views in the knowledge that you can easily jump in the car to Sarteano, just ten minutes away. Or head a little further and you can discover a different hilltop town on every day of your stay.

Rooms description


Bedrooms

The property sleeps eight in four en-suite double bedrooms, all on the first floor. The rooms have traditional beamed ceilings and cotto floors and big windows that can be opened wide. The main bedroom is the biggest and has a four-poster bed.

Bathrooms

Each of the bedrooms has an ensuite and the principal bathroom includes a freestanding bath. Freshly renovated with top-level fixtures and fittings, there are individual touches such as pretty, ceramic tiles in one and a stone basin in another.

Kitchen

The farmhouse kitchen is at the heart of the house and has doors to a terrace that catches the morning sun. Bleached wood units, stone counter tops, open shelving, a pine table and a butler’s sink are matched by a bright red stand-alone oven and green splash-back tiles. It’s well equipped and just what you’d hope for in a Tuscan farmhouse.

Living rooms

This is a house in which guests have plenty of space to relax. The main living room has a cotto floor and beamed ceiling with a big corner sofa in front of the fire and, at the other end, a large wooden dining table that comfortably seats ten in brightly coloured chairs. Glass pendants cast a pretty light for evening dinners indoors. Head through the doors to the terrace and there’s another huge table shaded from the sun. There’s a kitchen table, too, so guests are spoilt for choice. Inside, there's a further sitting room just off the kitchen with another large, L-shaped sofa that’s perfect for sprawling on, and a separate small study with a desk in front of the window. Neutral wall colours offer an excellent background to the carefully chosen artwork and lighting.

Other rooms

The ground floor has a small gym with a good selection of weights; it makes a perfect indoor spot for yoga, too. For those who are inspired to write, and you just might be thanks to the views, there’s a separate study with a desk in front of the window. There’s also a ground floor guest loo.

Outside

The house sits on the crest of a hill and is surrounded by a large garden bordered by cypress trees. An olive grove cascades down one side of the hill neatly marked by rustic post-and-rails fencing, while grassland covers the other side. Open the kitchen doors and you’ll find a terrace with the perfect spot for breakfast or your morning espresso. There’s a bigger, shaded dining terrace round the corner with doors that lead into the main living room, and a sunken seating terrace at the far end of the garden with views over the valley - perfect for evening drinks. The pool is in its own little garden where more cypress trees give gravitas and elegance and the infinity edge at one end allows for view-gazing, while sunloungers at the other end allow for the same. There’s plenty of parking, including a shaded carport for the hotter months.

Notes

A 4WD vehicle is recommended, as the house is located on an unpaved dirt road (a local "white road") in a hilly area.

Activities

There are long walks and bike rides directly from the house, while beach and watersport facilities can be found at Lake Trasimeno (35km). Golfers have a choice of three courses close by: the nine-hole course at Panicarola (33km), the 18-hole Golf Club Perugia in Ellera Umbra (59km), or a little further away is Antognolla Golf Course (96km), one of the best in Italy.

Podere Val d’Orcia sits in the rolling hills of Tuscany’s famous Val d’Orcia, close to the border with Umbria. Approached along an avenue of the area’s iconic cypress trees, the house and grounds are entirely private. Just ten minutes away is the charming town of Sarteano and the Monteverdi restaurant and spa are only five minutes away. The hilltop towns of both Tuscany and Umbria are on the doorstep and you could pick a different one for each day of your stay.

Rail

Your villa and Covid-19


To prevent any possible spread of Covid-19 and to enable you to enjoy a safe and relaxing holiday, all our villas are cleaned to the highest standard possible, and according to the latest Italian health and safety regulations.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa
  • To guarantee cleaning and disinfection of all areas according to national authority guidelines. Further information is available on request
  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
