This sustainably renovated property has uninterrupted sea views from its clifftop setting


La Costa is a four-bedroom property perched above a rocky promontory on the Etruscan coast, just south of Livorno. The house’s incredible seafront location, with private steps down to the rocks and to a sandy beach, ensures maximum privacy and spectacular views.

Recently renovated along sustainable bio-architecture principles, the house sleeps eight with three of the four bedrooms on the first floor and a balcony looking out to sea. The fourth bedroom, along with the living space, is on the ground floor with doors onto a terrace.

This seaside spot is very hard to beat. There are dining terraces, viewpoints and hammocks slung in the pine trees. Unusually, there isn’t a pool but with private access to the sea it won’t be missed. Just five minutes up the coast you’ll find Quercetano beach with its beautiful sand, clear water and a choice of beach clubs.

This glorious coastline, with its rocky cliffs, small bays and shady pine forests, is hard to leave but if you want to explore inland, head to Pisa with its leaning tower or to Renaissance Lucca, also known as the city of a hundred churches. Then retreat to your seaside kingdom and watch the sun slip down over the Tyrrhenian Sea.

Rooms description


Bedrooms

The four double bedrooms all have air conditioning and doors to the balcony or terrace, as well as brand new beds with bespoke triple-layer memory foam mattresses. There are three on the first floor with sea views and the fourth is on the ground floor with double doors to outside.

Bathrooms

The three first-floor bathrooms are ensuite while the fourth, downstairs, serves the living areas as well. One of the upstairs bathrooms has a bath as well as a shower over it.

Kitchen

The travertine kitchen is at one end of the living room and has a door to the terrace. It is a neat design and well equipped.

Living rooms

The sitting room, dining room and kitchen are all connected with doors out to the terrace overlooking the sea. Please note that the pictures were taken before the final furnishings were installed. There is an inside dining table but you’ll probably choose to sit on the terrace looking out to sea.

Outside

The house has been designed to make the most of its dramatic coastal location with spectacular views from the sea-facing terrace and balcony and from numerous breathtaking viewpoints in the private 4,000sqm gardens. The property has private step access to a rocky cove as well as to a sandy beach. A travertine outside table seats ten and there are several sitting areas throughout the grounds, including a hammock shaded by umbrella pines and olive trees. Please note there is no pool but private access to the sea instead. The property is hidden from view and accessed by electric gates, with ample parking next to the house.

Activities

La Costa is right on the sea with steps down to a rocky bay and to a sandy beach. The sea is warm and clear and you’ll have it to yourselves. Venture north or south along the coast and you’ll find every sort of water-based activity from snorkelling to surfing. Hire a boat and discover the coastline or if you like a little more ritz and glamour, head north to Forte dei Marmi for the day or to one of the lidos closer to the house, such as at Quercetano. The Strade del Vino e dell’Olio (wine and olive oil route) isn’t too far away for a tasting trip and if you do head inland, you’ll find charming towns to explore in the hills around Lucca. The nearest golf courses are 9-hole Golf Club Tirrenia (38km) and the 18-hole course at Cosmopolitan Golf and Country Club (40km).

This is a house that was built for its sea views. It sits right on the seafront with the coast road behind giving it a Pacific Coast vibe. But, really, you couldn’t be anywhere but Italy with its gin-clear sea, rocky coves, groomed beaches with lines of parasols, and pine forests. Head north and slightly inland to Pisa, Lucca and San Gimignano for iconic sites and historic culture or stick to the coast that those in the know escape to.

To prevent any possible spread of Covid-19 and to enable you to enjoy a safe and relaxing holiday, all our villas are cleaned to the highest standard possible, and according to the latest Italian health and safety regulations.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa
  • To guarantee cleaning and disinfection of all areas according to national authority guidelines. Further information is available on request
  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
