Just 30 minutes away from Florence, in the heart of the Chianti wine region, Chiantosa is positioned in the middle of vineyards and is offering the ideal combination between modern design and traditional Tuscan atmosphere. The house owned and completely redesigned by the owner, who is an architect from Milan, guarantees a unique holiday experience.

Chiantosa is a private holiday villa of approximately 200 square meters, surrounded by two hectares of private land planted with olive trees. The Italian owner normally lives in Milan, but in Summer she takes care of the guests herself and lives in the second building next to Chiantosa. Offering the guests the perfect experience is her passion and privacy is absolutely guaranteed. 

The main villa for 6 guest is divided over two floors. The ground floor has a well-equipped white modern kitchen with Gaggenau appliances, a dining room, a sitting room with comfortable sofas and armchairs, bookshelves on the wall, an old fireplace and ambient lighting. On the second floor, there are three bedrooms and two bathrooms. Outside under the pergola a large wooden table is the perfect spot for a large family lunch or dinner or to sit down with your morning coffee. Relax in the attractive lounge area or settle down in the sun loungers near the private pool, surrounded by green lawns and incredible views over the neighboring vineyards and Tuscan hills.

Chiantosa is finished with light gray concrete floors, old ceilings decorated with white washed ol wooden beams, and restored original doors. The large iron windows make the house bright and friendly and offer a stunning view over the countryside. A warm, bright, modern and comfortable atmosphere is  what this villa offers their guests. Everywhere in the house striking pieces of art are filling the walls, made by the mother of the owner, a well known artist.

Its strategic location, 15 kms from Florence, 50 kms from Siena and 7 km from San Casciano Val di Pesa (an alluring medieval village), makes this villa an ideal base for discovering this captivating region.

In request both structures can be rented which makes it a private residence for 10 guests. Please ask for options and prices.

Rooms description


Bedrooms

A large bedroom with double bed, private bathroom with spacious concrete shower and a walk-in closet smartly hidden behind the bed.
The second bedroom with two vintage wrought iron single beds and a small closet is illuminated by two reading floor lamps of the brand 'Zuiver'.
The third double bedroom has a double bed, a vintage chair with braided nautical cord, rustic log nightstands and a walk-in closet behind the bed.
Bed linens in pure natural linen. There are ceiling fans in every bedroom to give a comfortable freshness in Summer. The three bedrooms are air-conditioned.

Bathrooms

One en-suite bathroom and one shared bathroom, all with nice concrete finishings and high quality fittings.

Kitchen

Spotless clean high quality modern kitchen with all possible appliances (Gaggenau). Here you can cook as a chef! Espresso can be made with the Nespresso machine. There is also a wine fridge as an extra!

Living rooms

Dining, sitting room with comfortable sofa's and armchairs.

Other rooms

Chiantosa for 10 people. On request it is also possible to rent the neighboring house of the owner. The second house offers the following: - Well-equipped kitchen with dining table with stools; - Spacious living room with dining table for 6 people and open staircase to the second floor; - Two bedrooms with en-suite bathroom with shower; - Outdoor terrace with large dining table and hammock; When renting the main villa, the owners' house will not be rented out to other guests. If the owner is present, they will not use the swimming pool.

Outside

Outside in the garden, in the shade of a pergola covered with Jasmine, you can relax in a comfortable lounge area decorated with nice pillows. Within a few steps, you reach the private swimming pool (6 x 12m) surrounded by grass and two shade canopies with plenty of sun loungers. The entire house is fenced.

Notes

There is a very sweet dog (good with children) on the premises which will be around the guests during the day. There are A/C units only in the bedrooms.

Is there a private pool and is it heated?

Yes. The pool is private, treated with salt and oxygen, and open between April and October. It is not heated.

Are pets allowed?

Pets may be welcome on request, subject to approval based on breed and size. Please contact us before booking to confirm.

Can the adjacent owner's property also be rented?

On request, the adjacent owner's property can be rented for up to 4 additional guests (2 extra bedrooms, own kitchen, living room and outdoor terrace), bringing total capacity up to 10 guests. Note: if the owner is present, they do not use the pool.

What kitchen equipment is available?

The villa has a fully equipped Gaggenau kitchen, a Nespresso coffee machine and a wine cooler.

How far is Florence and which wine regions are nearby?

Florence is approximately 20 to 35 km away. Siena is approximately 40 to 50 km. Chiantosa is in the heart of the famous Chianti Classico wine region.

How often is the villa cleaned?

The villa is cleaned once a week. Additional cleaning sessions are available on request for an extra charge.

Are wine tastings or cooking classes available from Chiantosa?

Yes. Francesca, the owner and property manager, is happy to arrange extra services and experiences and to share recommendations for a memorable stay in Chianti. Wine tastings, cooking classes and day trips can all be organised on request.

Who is Chiantosa most suitable for?

Chiantosa is ideal for groups of 6 wine lovers seeking the classic Tuscan experience. Unique: on request, the adjacent owner's property can be rented for groups up to 10. Not suitable for guests with limited mobility.

When is the best time to visit Chiantosa?

The Chianti region is at its most beautiful in May to June (flowering vineyards) and September to October (wine harvest, vendemmia). Summer is warm (28 to 33°C) but pleasanter than the coast. Winter and early spring are quiet and great for city trips to Florence and Siena.

Can the owner provide tips about the area, and are they present?

The owners live next to the villa and are happy to assist guests during their stay, sharing local tips and recommendations to help them experience Tuscany as a local.

What are the payment terms and cancellation policy?

A deposit of 30% of the rental amount is due at booking. The balance is due 30 days before arrival, together with the security deposit. Your villa and Covid-19


To prevent any possible spread of Covid-19 and to enable you to enjoy a safe and relaxing holiday, all our villas are cleaned to the highest standard possible, and according to the latest Italian health and safety regulations.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa
  • To guarantee cleaning and disinfection of all areas according to national authority guidelines. Further information is available on request
  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
