Full of authentic Sicilian charm, the villa is close to the coast as well as the baroque towns of the Val di Noto


Modica is a delightful villa for ten in the Sicilian countryside, close to the coast and the beautiful baroque towns of the Val di Noto in the island’s southeastern corner.

Formerly an agricultural building, many of the original architectural details have been incorporated into the villa’s contemporary interior design. There are five air-conditioned bedrooms and four bathrooms. The living room, dining room and kitchen are open-plan and take up the entire width of the building.

Windows and doors are painted a jolly green. Step outside and there is a shaded terrace with a dining table and comfy seating area and, just in front, the fabulous pool contained within the walled garden.

Surrounded by olive trees and a peaceful silence this is the perfect Mediterranean retreat where guests can properly switch off. And yet, its strategic location allows for easy exploration of some of the loveliest beaches and towns that Italy has to offer.

Rooms description


Bedrooms

The villa sleeps ten across five air-conditioned rooms including four doubles and one twin. Characterful and comfortable, two of the doubles feature the farm’s original feeding troughs and there’s even a tethering ring still on the wall.

There are four shower rooms.

Kitchen

The open-plan living space has exposed stone walls and a whitewashed wooden ceiling. The well-equipped kitchen sits at one end with a wooden farmhouse dining table and a sink in front of the window that looks straight onto the pool. There are double doors to the garden at the kitchen end and more in the middle of the room that give access to the outdoor dining area.

Living rooms

The living area is at the other end of the main room. Flooded with light from the end doors that lead to the cobble yard, there are enough comfy sofas and chairs for all guests, as well as a TV.

Other rooms

There is a separate utility room which can also be accessed from the garden.

Cleaning

The property is cleaned mid-stay for bookings over ten days. Sheets and towels are provided. Pool and garden maintenance are included.

Outside

The house opens onto a walled garden with a pool (9.5m x 5.5m) at its centre. A large, shaded terrace runs along the front of the building with comfortable sofas and a large dining table. There’s also a built-in BBQ. The original cobble yard is still there and there’s lawn to the side of the property. Access is along a Tarmac drive and there’s plenty of parking space.

Activities

The breathtaking beaches of Sicily’s south-eastern corner are just a short drive away. Head to a lido if you like the convenience of a beachside restaurant, while the beaches inside the Vendicari Nature Reserve are wild and unspoilt and include Eloro, Pizzuta, Calamosche, San Lorenzo and, if you’d rather throw caution to the wind, as well as your clothes, Marianelli. For a round of golf, the 18-hole I Monasteri course is an hour away.

The Val di Noto has a long history of producing wines, in particular Nero d’Avola, a red, and its white counterpart, Moscato Bianco. Head for a vineyard and cellar tour, or a tasting at a winery, or if you’d rather skip straight to a glass try somewhere along Corso Vittoria Emmanuelle in Noto for the best people watching.

If archaeology is more your thing, you’re in for a treat. This corner of Italy is often thought to be more Greek than Greece itself: explore the Valle dei Templi in Agrigento with its beautiful Greek temples. For Roman mosaics, the Villa del Casale in Piazza Armerina is the place, and Donnafugata Castle, the Kamarina archeological site, Cava d’Ispica, Portopalo and Scala dei Turchi are all worth your while. Alternatively, you could climb Mount Etna.

The local landscape and baroque towns of the Val di Noto will be instantly recognisable to those familiar with the Montalbano stories, including Scicli (17km) on which the fictional Vigàta is based. Modica, the closest (7km), is known as the city of 100 churches and is famed for its chocolate production. Noto (37km), arguably one of the most charming spots in Italy, has a centro storico worthy of a film set. Go in the late afternoon when the 18th century sandstone walls glow ochre and the people-watching is at its best. You’ll also be wooed by its colourful interiors and fabulous array of restaurants that offer everything from pizzas to fine dining, all using beautiful, slow-grown local ingredients. Syracusa (72km) is of archaeological interest and is matched in its splendour by Ragusa (17km), while Ortigia (75km) is an island gem of pretty, medieval streets, heaving with history. Or head to Marzamemi (46km) where you’ll find a traditional fishing village with delightful restaurants.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa
  • To guarantee cleaning and disinfection of all areas according to national authority guidelines. Further information is available on request
  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
