Casa Rocca

Casa Rocca is a fabulous property that has been carefully designed and decorated, letting the architecture and setting speak for themselves

Casa Rocca is the sort of house that inspires films and novels thanks to its magnificent hillside setting, handsome architecture and incredible views of the Sibillini mountains.

The property is made up of two honey-stoned buildings with two bedrooms each: the main house sits in front and has most of the living space, with a guest house behind.

In both, the beautifully proportioned rooms are filled with light and traditional features, balanced with carefully chosen furniture, lighting and artwork that is a clever mix of new and old. Bedrooms are spacious: the principal one is double height with a dressing room and a bath and double walk-in shower ensuite.

In the main house, the well-equipped kitchen with its round marble breakfast table leads to an open-plan dining and sitting room with a stone fireplace. There’s a separate study and TV room, too. There’s also a little kitchen in the guest house that is painted a jolly yellow.

Step outside and the garden is equally delightful. A cotto dining terrace offers magnificent views by day and starlit skies by night. And then there is the pool which is jelly-bean shaped, hugging the curve of the hillside. Every tiny detail has been thought of and every natural asset magnified by careful design.

It would be easy to relax into the ease of Casa Rocca and never leave the gates. But that would be to miss out on exploring Le Marche’s gloriously uncrowded countryside and coastline.

Bedrooms

The property sleeps eight guests in four large ensuite double bedrooms. Neutral or monochrome colour schemes mix with richly textured fabrics and individual design or antique pieces.

Main house
The two bedrooms in the main house are on the first floor. The principal bedroom is double height with a dressing room (where there’s a Peleton bike) that leads to the bathroom.

Guest house
There is a large ground-floor bedroom with arched doors to the terrace. An external staircase leads to the other bedroom on the first floor.

Bathrooms

The bathrooms are all ensuite with richly patterned marble basins and lovely showers. The principal bathroom in the main house has a bath and a double walk-in shower.

Kitchen

The light-filled kitchen in the main house is expertly equipped and brilliantly designed. Dark green tongue and groove cabinets provide plenty of storage space and a round marble table is a lovely breakfast spot. There’s a small yellow kitchen in the guest house.

Living rooms

The living space in the main house includes an open-plan drawing room and dining room with a large stone fireplace and lots of windows letting in the light. Comfy sofas and window seats mean that what could be formal is also cosy. There’s a dining table at the other end with doors out to the terrace. Another sitting room in the main house has a book-lined study with a desk at one end and a TV-watching sofa the other.

Other rooms

The first-floor landing of the main house has a traditional wood-burning stove. There’s also a laundry room.

Cleaning

The property is cleaned once a week when bed linen and towels (including ones for pool use) are changed. Further cleaning can be arranged upon request.

Outside

It feels like the whole purpose of Casa Rocca is to make the most of the spectacular views of the Sibillini mountains and, as such, everything is oriented to put them front and centre. On a clear day you can also see Gran Sasso. Approached along a private road, the property is tucked into the side of a hill and surrounded by mature trees on three sides, assuring complete privacy. Gravel driveways lead to the guest house behind and the main house in front. A brick terrace provides shaded dining and seating. From here, steps zig zag down through Mediterranean planting to the curved-edge pool with sunloungers and parasols at its edge. There’s an outdoor kitchen and further dining area in the shade of a large oak tree.

Activities

The area is renowned for outdoor activities. The Chiaravalle di Fiastra national park (39km) has an ancient abbey and forests with biking and hiking trails, while the Monte Sibillini national park has climbing routes, too. For a perfect beach day, Pedaso is less than 45 minutes away. If, however, you like your swimming or water sports to be a little quieter, head to the lake at Fiastra (37km). The area is swathed in vineyards and olive groves - you won’t need to go far to find tours and tastings. Tennis, horse riding and padel and are all available locally and there's a ping pong table on the terrace at the house.

The house’s private location is spectacular and yet all essentials can be found in Amandola, less than ten minutes’ drive away. Fermo (46km) is an ancient, hilltop delight full of old buildings, winding streets and piazzas with views of the sea, while Macerata (50km) is known for the operas performed in its open-air theatre. Head for the Sibillini national park or for the Gran Sasso massif in the Apennines which, on a clear day, you can see from the house.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

To ensure the necessary information concerning social distancing and the use of masks is available to all guests
To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa

For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
